Huge 150.00 m² apartment recently renovated and located in the Prado de San Sebastian, just 3 minutes walk from the Plaza de España. Its 5 bedrooms, 3 bathrooms and two parking spaces make it ideal for large families, workers and groups of friends. The situation of the apartment is ideal, not only because it is very close to the monumental areas of the city (Plaza de España, University, Palacio San Telmo, Parque de Maria Luisa, etc.) but also because of the proximity of the connections with the Airport, Train Station, Bus station, Metro and Tram. It is a very bright, spacious and versatile apartment, since a group of 5 guests can enjoy the independence of one room per guest or we can prepare a work space for guests in one of the rooms. It is fully equipped to accommodate up to 10 people. The two parking spaces are included in the price of the reservation. We have a small storage room that we can use as a left-luggage office for those who arrive early or leave late.
The apartment is located on the ground floor of a building with 10 apartments. The house faces the street and a very large interior patio with a large grove of trees. The five bedrooms are spacious, measuring more than 11 square meters each, and have blackout devices and hangers for our guests' clothes. All bedrooms have a window to the street and are very bright. Two of the bedrooms are equipped with 150 x 200 cm double beds and the other 3 have 90 x 200 cm single beds. All mattresses are of high quality and have two pillows of different stiffness. All bedrooms have individual air conditioning and heating. The sheets and towels that we will leave in the apartment are also of high quality.
The living room / living room is spacious, about 22 m² useful, and is equipped with 3 sofas for families and groups adapted to the capacity of the apartment. It also has a work table for those who cannot disconnect from work. The living room has up to 4 windows that give it great luminosity. A space designed to comfortably share the experiences of the day with our companions. The television in the apartment is a Smart TV by ear that you can enter your Netflix password.
The kitchen is fully equipped to serve a group of 10 guests. It has a dishwasher, refrigerator, stove, and oven. It also has a Nesspresso capsule coffee machine. We have equipped the kitchen with all the utensils to prepare food for 10 people. Likewise, the kitchenware is sufficient for an occupation of 6 people. Also in the kitchen you will find small appliances such as toaster, kettle, clothes iron, etc.
One of the priorities of the reform of the apartment has been to provide the apartment with 3 bathrooms, adequate for the capacity of the apartment. Two of the bathrooms have a very large shower and the third bathroom has a bathtub. As important as the number of bathrooms, has been the hot water system, which is perfectly designed to provide hot water simultaneously to the three bathrooms. The system is an instantaneous gas boiler, so the hot water is unlimited.
The apartment has WIFI provided by a high quality company and by fiber, so that you have a great speed and without limits. In addition, we have put a repeater in the corridor so that all the rooms have connection.
SERVICES AND COMMON AREAS:
It is a 50/60 year old building that owns the first extension of the city of Seville outside the walls. The building is laid out on the ground floor in the shape of the letter L aligned with the surrounding streets, leaving inside a huge courtyard that serves as a parking lot for the building's owners. There are no common areas other than the access portal, the patio that is used for parking and the roof of the building, where you can lay out and see the views of the city. The building has a concierge who looks after the building.
Giving onto the common areas we have provided a small storage room that can be used as a left-luggage office or left-luggage office.
The parking spaces are on the surface and not covered. They are arranged in the backyard of the building. Respect the signs and respect the squares and vehicles of our neighbors. The parking lot is fenced so it is safe. Both places are reserved exclusively for our guests, so only the assigned places can be used. Access to the car park is through an automatic gate and maneuverability is perfect. The access roads are very wide so you will have no problem getting there and parking. As it is a large, surface car park there is no limitation on the type of car we can park.
The two parking spaces are included in the price of the apartment. The parking space cannot be used for people who are not going to stay in the apartment. Not making use of the two parking spaces or making use of a single parking space does not entitle you to financial compensation or a price reduction.
ATTENTION TO GUESTS:
We will receive you upon your arrival and we will explain the operation of the apartment, we will provide you with up to three complete sets of keys, we will indicate the parking spaces and we will tell you many of the secrets of our wonderful city of Seville.
The arrival time is between 15:00 and 22:00. For arrivals before 3:00 p.m. we cannot ensure that the apartment is free and ready. We ask you to consult us. We will try to do our best to facilitate your arrival before 15.00. It is also possible to arrive after 10.00 pm, although for arrivals after 10.00 pm there is a late check in fee of € 20.00 which will be paid in cash on arrival. We can also organize to leave the keys in a locker and we will give you instructions to access the apartment (Free option for arrivals after 22.00)
We will try to make your stay in our apartment fantastic. That is why we are going to ask you for 2 favors.
1.- If you have any problem with the operation of any one in the apartment or in the building, we ask you to notify us as soon as possible. We want to be worthy of a good evaluation.
2.- If you have a problem in the city, if you have any questions about how to get something, any advice about the city, etc. we ask you to let us know. We will be happy to help you.
I will be available by sms, wattsapp, by mail or by phone during your stay. I live 20 minutes from the apartment, so in case of need I can be in the apartment in no time.
In the house we have 6 house rules:
1. It is forbidden to smoke in the apartment and to have pets staying in it. If you need to smoke, do so in the patio or on the street, but never in the common areas of the building.
2. Respect the rest of our Neighbors. Let's help maintain harmony in the building. Parties are absolutely forbidden and noises at rest hours (23:00 to 9:00 and from 14:00 to 17:00) as well.
3. Before leaving, use the dishwasher to clean all kitchen utensils and kitchenware. We have left dishwasher tablets under the kitchen sink.
4. Deposit the garbage you have generated in the street containers before leaving on the day of departure. We will inform you where the closest container is located.
5. Make a rational use of the Air Conditioning. Use it only when you are at home and turn it off when you leave the apartment to visit the city. Not only will we help the environment, but equipment will work better when you really need it.
6. The community prohibits hanging clothes in the common areas and windows of the house. If you do laundry, please store it on the roof or inside the apartment.
With the clear intention of complying with our tax obligations and in accordance with decree 28/2016 of February 2, regarding housing for tourist purposes, we have to sign a lease agreement that includes the conditions of your stay (price, hours of arrival and departure, days of stay, cancellation conditions, etc). All conditions correspond to the house rules and other specifications included in this announcement. Likewise, the contract specifies the rights and obligations of both the owner and the guests according to tourist regulations.
If you need us to issue an invoice for your stay, you only need to indicate the tax information to which we must issue the invoice and we will deliver it to you during reception at the apartment.
"El Prado de San Sebastián" is the neighborhood where our apartment is located. It is the first expansion of the city outside the walls. The best thing about the neighborhood is its communication with public transport services and its proximity to the monuments, in particular the Plaza de España and the University of Seville (Old Tobacco Factory).
Transports are at hand. The airport bus (the cheapest and most comfortable way to get there from the airport) has a stop 1 minute from the apartment. The "Prado de San Sebastián" bus station is also 2 minutes from the apartment. From this bus station there are buses to Ronda, Cádiz, Faro, Lisbon, etc. If you arrive by train, the San Bernardo station is 8 minutes on foot. Finally, the stop for the tram, the metro and the main bus lines that run through the city have a stop very close to the apartment.
In addition to the two parking spaces available in the apartment, next to the building there is one of the cheapest public parking spaces in the city.
Next to the apartment you can find all the necessary services, a supermarket open 7 days a week from 8.30 am to 11.00 pm, a food market located in an old train station, a gym with a swimming pool, bars, restaurants, a pharmacy open 24 hours, Parks and gardens with games for children, banks, ATMs and ATMs, etc.
If you are coming from the airport, the EA line from the airport is your cheapest option, since the “Prado de San Sebastián” stop is 2 minutes from the apartment door. There is only one bus from the airport called EA, whose stop is at the exit of the arrival area. The frequency is 23 minutes and it is operating from 4:30 to 0:00. The price is € 4.00 per person per trip and the duration of the journey is approximately 20-25 minutes to the stop called "Prado de San Sebastián"
If you arrive by Ave to Santa Justa station you should know that the AVE train ticket includes a commuter train journey, so you can use it to get to San Bernardo station. From San Bernardo station you can walk to the apartment (8 minutes) or take the tram and get off at the next stop that leaves you 2 minutes from the apartment.
If you arrive in Seville by bus, check if that bus stops at the Prado de San Sebastián station and if so, you should get off there, since it is a 2-minute walk from the apartment. If it only stops at the Plaza de Armas station, you can take the C4 bus and get off at the "Menendez Pelayo" stop.
In any case, taxis in Seville are cheap and have some fixed rates, such as the one from the airport to anywhere in the city, the cost of which varies between € 22.00 and € 30.00 depending on the date and time. Remember that a taxi only admits 4 passengers.
